How can WI-FSBO help if we are in forclosure?
You can list your home at a reasonable selling price (that you set) on WI-FSBO since you do not have to add 6% to your selling price as you would have to do if you listed with a Realtor. The fee for listing with WI-FSBO is only $149.00. The best option would be to sell your home as quickly as possible to avoid forclosure on your credit. When you sell your home yourself you know what you owe on your mortage and what you can sell it for to induce a quick sale.
Why are Realtors contacting me when I have decided to sell my home myself with WI-FSBO?
It is very normal for Realtors to contact you via mail, phone and in person once you have decided to sell your home yourself. Realtors want to list homes and you are a potential listing. By listing with them it guarantees that they get up to 3% of the sale price of your property. If a Realtor brings in a buyer they also get up to another 3% of the sale price of your home. On a $200,000.00 home the Realtor fees (6%) could be up to $12,000.00 versus $149.00 to list with WI-FSBO. The $12,000.00 would be paid to the Realtor at the closing of your home out of your sale price.

What is FSBO?
FSBO (pronounced Fizzbo) is short for For Sale By Owner. This term is used when people sell their homes without a realtor.
What is the Flat Fee MLS service that WI-FSBO offers?
This Flat Fee service for $349.00 not only lists your property on the WI-FSBO website but also lists your property on the Multiple Listing Service (MLS) where Realtors list homes. If you choose this service you must agree to pay a fee up to 3% of your sale price if a Realtor brings in a buyer to purchase your property. It will not be guaranteed that if you choose this service you will pay 3%, a buyer who does not have a Realtor could find your home through a public MLS site and you will pay no fees to a Realtor. If you choose this service you will create your WI-FSBO listing on our website and then WI-FSBO will contact you to schedule a site visit to verify information for the MLS listing. Your listing will appear on MLS 3 business days after the site visit.

How long does a listing last?
Your listing will last for 8 months on WI-FSBO and MLS your listing can be extended for an additional 6 months for $50.
Can I add Flat Fee MLS to my WI-FSBO listing?
Yes, the fee to add Flat Fee MLS to your WI-FSBO listing is $200.00. Please contact WI-FSBO to request this additional service.
What is included in a Comparative Market Analysis (CMA) and what is the benefit of getting one?
A CMA is a 1 page document created by a Licensed Real Estate Appraiser that gives the seller a range (low, medium, high) of sale prices for their property based on a market analysis of homes sold in their area. The benefit of getting one is that you can accurately set the sale price of your property. The different sale price ranges gives you the ability to decide how quickly you need to sell your home. If you set the sale price on the low end it will induce a quicker sale than if you chose the high sale price. If you choose this service you will create the listing on WI-FSBO and you will receive the CMA by mail within 1 week of creating your listing. At that time you can enter your selling price.
What is Listing Assistance?
Listing assistance is offered to individuals who need someone to list their home for them on the WI-FSBO website. We will schedule a site visit of your property and take measurements, photos and research tax information. WI-FSBO will create the listing for you but the seller is responsible for setting their own selling price. They are also responsible for all other aspects of selling their home (i.e. showing home etc.). This service is only to create a listing on the website, it does not offer any other selling assistance.
